How much would it cost to add the same amount of additional living space above ground, like another story? It must be more efficient above ground because it has none of the unique problems of a basement. Above ground is literally copy/paste more of what youre already doing.

My brother does foundation so he’s going to help us get all the tradesmen. But I’ve heard the bank wants a complete breakdown of everything and a GC. But I can’t afford to pay the $350 sq foot with a GC. Would this classe be beneficial to us? I just want to be realistic.

$81.25/ per square foot but I milled and planed my own lumber and also did the electrical and plumbing myself. I hired a framing crew, insulation company, and roofing company, and also a drywall guy. The more skills you learn and the more time you have for the project the cheaper it will be.

Builders are like slightly glorified real estate agents. Neither are truth, or worth anything until proven innocent. They’re out for their own dollar.

Hold step there brother. That LED crown molding isn’t $30. That at least needs to be wired high voltage to an outlet for rope lighting. That’s not $30. On the high end we could bill someone over $500 for that. That dollar number is insulting and a blatant lie. Hands free faucets are also a complete pain in the ass. You’re a salesman, you’re worthless.

There is a concrete floor regardless of whether there is a basement or slab…so nothing to remove there. As a builder I don’t put electric in the slab…not sure who does…there’s no need to. Plumbing underground’s are below a basement slab/floor as well as the slab foundation. You may add water supplies in the slab condition but that just reduces the rough in plumbing costs.

He forgot to pull the cost of the slab/concrete out of the budget, Also the plumber and electrician need to do ground work and prep before the slab is poured.

Builders try to charge more if they think you are wealthy. I saved about 50% when I owner built my house in 1988.
